Five Improvements For Your Short Term Rental Property

1) Power, power, power.

We live in a world where we need to charge ALL THE THINGS. You can never have too many outlets, outlet splitters (if you don't have enough outlets and are not renovating), and USB chargers. It's actually pretty simple to swap out your outlets with ones that include USB ports (see Youtube), but if you're not up to that you can also just purchase the splitters. Make sure you have power available at a drop zone inside the door, the kitchen, and on each side of every bed. Also make sure they are visible and easily accessible. Nightstands with charging stations are great if the ports are easily accessible, but if the ports are on the back side they are sometimes not all that user friendly.

2) Vanity space for arranging toiletries and makeup

There is nothing worse than not having a place to lay out all your necessities as you are showering and getting ready. It's especially annoying if you are traveling with others and feel obligated to repack all your stuff each time you use the bathroom so that someone else can spread their belongings out. You don't have to rely solely on counter space if that's not possible. Install hooks for hanging toiletry bags, or install easily accessible shelves (and leave them empty!). I like using acrylic shelves, because they can be wiped down easily and won't be damaged by moisture.

This is for yourself as much as it's for your guests. First off, it just seems classy, as it is a touch often used by nice hotels. But secondly, you're not going to have to replace your mascara laden linens after each guest!

You can never over communicate with your guests. You probably already know this. You will need to put reminders around the property to reiterate information that you have already given them, so be sure to do so in a classy and professional way. Either invest in a label maker, or have signage printed AND LAMINATED professionally. Use a clear, standard font, and be consistent throughout the property with font style, size and color. You can use any color you'd like, as long as it's black :)

5) Plenty of mirrors!

People like to do it up when they go on vacation. They buy new clothes and get their hair done for the occasion. It goes to follow that they will be concerned with what they look like when they leave the property. Make it easy for them to see their best self looking back at them, with both full length mirrors as well as well-lit mirrors for applying makeup. This is especially important in properties where you have groups of women staying together (I'm looking at you, Nashville) and everyone is preparing for a big night on the town at the same time. Side bonus: Mirrors will make your space look larger and amplify natural light.
