What is your process?
Both e-design and full service design start with a discovery call, where we learn more about each other. I will learn more about your goals in working with a designer and answer any questions you have about my services or process. Once we decide we are a good match, we move on to the particulars of the property. Based on our conversations and my observations of your needs I will create a design plan, which I will review in detail with you. Once you are 100% happy with the plan, we will move on to the ordering and implementation phase, with this being done by me for full-service design, and you in the case of e-design. Obviously this is a very simplified explanation! I offer a complete breakdown of the steps in my welcome guide.
How involved do I need to be?
Short term rental clients typically have minimal involvement, as their #1 priority is increasing their property’s value. They are choosing to entrust this to a designer because it is not their forte, and the design does not necessarily need to be consistent with their own personal taste. Client’s enlisting my service for their primary residence will need to be involved in the outset of the project to ensure that I am understanding their needs, and to give feedback on the design plan.
What is the difference between e-design and full service design?
E-design take place 100% virtually, with the client (or their property management company) doing the leg work. In this case I create a design plan and review it with the client, and then provide shopping links and setup instructions. From there, the client takes control of ordering, receiving, and installation. Full-service is for the client who wants to outsource the whole process to a professional. After a design plan is approved, I handle all the project management including ordering, tracking, and receiving (usually via a receiving warehouse) all furnishings. Once everything has been received, we will set a day (or days) for us to come to your property and work our magic!
How is short term rental design different from primary residence design?
Short term rental design caters to the taste of your target demographic as opposed to the personal preferences of the property owner. It also needs to be consistent with the geographic location and setting of the property. Different owners have varying strategies for furnishing their rentals- some want to stick with lower end furniture and replace it as trends change, and some want to invest in more durable furnishings so that frequent replacement will not be necessary. But very few people would invest in heirloom/ bespoke quality furnishings that one might purchase for their own home. Priority is also given to expediency in completing a job. If a particular sofa has an 8 month lead time, it is a no brainer to go with a second or third choice sofa that is available in 3 weeks!
How much does it cost to furnish a short term rental?
Ask 7 people this question and you will get 7 different answers! Size of the property will obviously be a big factor, as well as whether you are starting from scratch or just refreshing. It is important to keep in mind that DESIGNING a short term rental is not the same as FURNISHING a short term rental. If you are investing in the services of a designer, it makes sense to set aside a budget that will allow them to create a space with WOW factor. While this is a very broad range, most people spend somewhere between $5k (think refresh) to $35k (total property from scratch) not inclusive of design services.
