Geared toward Nashville STR investors who need quickly and affordably designed bedrooms, this all-inclusive package eliminates the financial guesswork. 

Investment:

$3500 for one bedroom

$3100 for each additional bedroom

DESIGN & SOURCING

  • Complete “designer’s choice” professional design plan of a king or queen bedroom consistent with the overall feel agreed upon with the client

  • Room layout

  • Paint color recommendation*

  • Ordering, tracking, and receiving of all furnishings

  • Storage of furnishings prior to installation 

INSTALLATION

  • Delivering furnishings to property

  • Unpacking and disposal of packing material

  • Arranging furniture

  • Hanging artwork

  • Making bed

  • Assembling furniture as needed

  • Installation of curtains and hardware

  • Hanging bedside sconces when applicable

  • Steaming of curtains and bed linens for photos

  • Property will be left camera ready


 

*Please note that subcontractors (pre-cleaning crew, painter, electrician, etc.) are not included.

How It Works

We will discuss an overall vibe for your property upon contract signing, referencing examples below. I will create a design plan utilizing furnishings that I am able to acquire at discounted prices (think seasonal sales, close-outs, open box deals), as well as pieces from my own inventory. This enables me to keep your total cost at a minimum, with the priority being on the overall finished result. If you are not comfortable relinquishing creative control, let’s discuss a more traditional non-package approach.

Where do the furnishings come from?

Wherever I can find cool stuff for good prices! As a designer, I have wholesale resources, but I also buy from retailers such as Amazon and Wayfair, and local brick and mortar stores such as Homegoods. Whenever possible, I like to incorporate furnishings that I’m able to get at a discount (think seasonal sales, close-outs, and open box deals) rather than furnishings that are cheap in the first place.  When purchasing online, I ONLY use furnishings that have good customer reviews when reviews are available. However, if you are in the luxury market and prefer to furnish with higher quality goods, let’s discuss a more custom approach to your project.

The "designer's choice approach requires a lot of trust. How do I know you’ll do a stellar job?

Because I want it to turn out fabulous just as much as you do! Word of mouth is the best means of advertising, and I want to walk away from each job with a 100% satisfied client who will want to work with me again, and a room that I’m proud to show future potential clients. 

 

What if I have more than one bed in the room?

Oh yes, the bunk room phenomenon that is taking the world by storm! One bunk room can differ significantly from another, so I am not able to offer a package price for this without getting more information, but I’m happy to discuss your particular scenario.

 

There are a couple of things included in this package that I don’t need. Can I get a discount? 

Ease and affordability are the name of the game here. Due to the streamlined nature of the package, I am not able to spend administrative time calculating a discount for individual pieces. That being said, if there are several things in the package you don’t need, then let’s discuss how we can approach this to better fit your scenario. I’m always open to tailoring my service to a client’s needs.

 

How long does the process take?

A “designer’s choice” approach takes less time than traditional design since it does not include approvals and revisions. I will ONLY utilize items that are in stock and ready to ship, but obviously cannot control shipping times by third parties, and also have to work the install day into my schedule. On average, the process takes between 10 days and 3 weeks from contract/payment to install, assuming the property is painted, empty, and clean.

What are my responsibilities as the client?

I will need accurate measurements and photos of the property in its current state to get started with the design. Please make sure that the room is empty and clean on the day of install, and that we can easily access the unit.
